TVXQ's Yunho reportedly made a profit of 24.5 billion won (about 2.675 billion yen) from a building he acquired in 2016. According to South Korean media News1 on the 29th, Yunho contracted to buy a building in Songpa District, Seoul, in October 2016 for 16.3 billion won (about 1.7814 billion yen), at a price of 37.89 million won (about 4.15 million yen) per 3.3 square meters. Completed in 1983, the building has a basement level and five floors above ground, with a site area of 430 pyeong, a building area of 189 pyeong, and a total area of 1186 pyeong. Currently, Samsung Life is a tenant. The building is located right in front of exit 9 of Cheonho Station, with the Hyundai Department Store Cheonho branch diagonally across. Yunho purchased the building under the name of a family corporation where his father serves as CEO. Of the 16.3 billion won purchase price, 12.7 billion won (about 1.389 billion yen) was invested in cash, while the remaining 3.6 billion won (about 393.28 million yen) was financed through a loan. The media reported that if acquisition tax, legal fees, and brokerage fees are included, the purchase price is estimated to be about 17.3 billion won (about 1.8995 billion yen). Kim Kyung-hyun, an agent from Building Road Real Estate, explained that looking at nearby transaction cases, prices range from 64.55 million won (about 705,000 yen) to 74.54 million won (about 814,000 yen) per square meter. He added that calculating based on a slightly lower price of 95 million won (about 1.038 million yen) per square meter, which is just below the median of 107 million won (about 1.165 million yen) from these transaction cases, multiplied by the building's site area of 430 pyeong, results in an estimated value of 40.85 billion won (about 4.36243 billion yen), indicating a profit of about 24.5 billion won over 8 years.
